Application Fee: $50 per adult applicant (separate applications must be submitted for each potential tenant, even for married couples). We will check your credit, rental history, employment, criminal background, and eviction history.
Credit: Credit is evaluated on a case-by-case basis. If you have a concern, please feel free to discuss it with the Property Manager before submitting your application. Anyone with a credit score under 600 will be required to provide a two-month security deposit and/or provide an acceptable guarantor.
Criminal History: We will not rent to anyone on the “Sex Offender Registry”. We will consider misdemeanor convictions with more than two years of clean history. We will consider some felony convictions with more than five years of clean history. Criminal histories involving weapons and/or violence, or illegal drug manufacturing/trafficking will not be considered, regardless of time frame.
Once you’re ready to apply, please submit your application(s) via the link below and pay your fee(s). Remember, we cannot process any applications without the application fee. Once your application is approved, we will draft the lease, which can be reviewed and signed digitally. Upon request, we are happy to provide a sample copy of a Residential Rental Contract for your review beforehand. After your Lease is signed, you will be asked to have applicable utilities transferred into your name. We will ask for you the receipt showing that the utilities have been transferred. Once we get the receipt for the utilities, a walk-through/move-in will be scheduled.
